Vaughan and Woodbridge have seen an enormous amount of new construction, and new fencing and decking is exactly where sealing pays off most — the protection is cheapest and most effective before the wood has had a season to weather. Seal Tech works for both individual homeowners and the developers who build here. Below are the questions we're asked most.

Working in Vaughan & Woodbridge
Do you cover Vaughan and Woodbridge?
Yes — both are named service areas of ours, along with Richmond Hill, Markham, Stouffville, Mississauga, Oakville, Pickering, Ajax and Whitby. One of our published reviews is from a Woodbridge customer who hired us twice in one year; her comment was that both times the job was completed within 48 hours, and that we made her restaurant look great.
Do you work with builders and developers?
Regularly. We've done work for housing developers including Aspen Ridge Homes, Tribute Homes, Mattamy Homes, Great Gulf Homes and Country Wide Homes, and we quote on the sealing and staining of fencing and decks for both new and existing subdivisions.
Can you handle a whole subdivision rather than one house?
Yes. Subdivision fence and deck work is a normal part of our commercial side, and we have the crews and equipment for volume work as well as single properties. Our commercial services also cover acoustic and sound-barrier fencing, chain-link fence painting, and pergolas — all of which appear in our project gallery.
New-Build Questions
Our house is brand new. Does the fence really need sealing already?
This is the single most valuable thing to get right. The best time to apply a sealer or stain is as soon as construction is complete — that is the only way to make sure damage from sun and weather is minimised from the start. Many people wait until greying is obvious, but a great deal of irreversible damage is already done within that first year.
The builder used pressure-treated wood. Isn't that already protected?
Not against the sun. Pressure treating adds copper sulphates, arsenic and other chemicals to deter termites and reduce rot, but there is no UV or weather protection in that process at all — pressure-treated wood is just as vulnerable to sun and weather as raw wood. There's a second reason worth knowing if you have young children: those additives are often a skin irritant, particularly for children and anyone with respiratory problems. Sealing locks them into the wood.
How soon after the fence goes up can you start?
Get in touch and we'll advise based on the wood and the conditions. What matters more than a fixed waiting period is that the surface is clean and sound — free of dirt, mould, mill glaze and construction debris — because stain has to penetrate the wood to work. If any of that is present when the stain goes on, it gets sealed in and the finish fails early.
Everyone on our street has the same builder fence. Can we choose our own colour?
Yes. We carry 120 stain and sealant colours, from natural wood tones through to solid finishes — the full range is here. Your colour or finish is approved in writing before any application begins, so there are no surprises. Bear in mind that how a colour looks once applied varies with the species of wood, its age and condition, the number of coats and the lighting, so we're happy to bring physical samples when we quote.
What to Expect
What does the work involve?
- High-pressure cleaning to remove dirt, fungus, mildew, mould and atmospheric pollutants, using environmentally sensitive products.
- Inspection of existing fasteners, reapplied as needed so the structure is sound.
- Sanding to remove loose wood fibres and prepare the surface.
- Application of the chosen stain or sealer.
How long will it last?
One to five years on horizontal surfaces such as deck boards, up to ten years on vertical surfaces such as fencing. Elevation and air flow, sun exposure, surrounding trees and shrubs, foot traffic, precipitation and the seasonal freeze-thaw cycle all affect it.
How long before we can use the deck?
Foot traffic within 24 hours, furniture back after 48. Times vary with temperature and sun exposure.
What do we need to do beforehand?
- Clear the work area of furniture, toys and other items.
- Clean up any pet waste, and keep pets indoors during the work.
- Unlock side gates so the crew has clear access.
- Provide access to outside water and electricity.
- Turn irrigation systems off, and leave them off for 24 hours after completion.
- Check for bee or wasp nests in the work area.
If the crew arrives and can't begin because of one of these, a $250 rescheduling fee applies — worth a check the day before.
How does payment work?
A 50% deposit at booking, with the balance due before the crew completes the job. We ask that you carry out a final inspection before the crew leaves the site.
